What planning permission is required for your project?
There are four main types of planning application that PHAT deal with, these are:
Full Application
Householder Application
Lawfulness Development Certificate
Change of Use
Full planning application
This is the most common type of planning application. The full details of a development proposal are submitted for consideration, including detailed drawings showing the site and the work you plan to do.
Types of development that require an application for full permission include;
most non-householder developments
engineering or other works
new housing development
temporary planning permission
changes of use of buildings or land.
Householder application
This is an application specifically for householders who need permission to carry out work to their home or garden area. All details of the development proposal are submitted in one planning application.
These cover projects such as:
Extensions and Conservatories
Garage and Loft conversions
Doors and Windows
Garages, Car Ports and Outbuildings
Fences, Gates and Garden Walls
Lawfulness Development Certificate application
A Lawful Development Certificate (LDC) is a legal document stating the lawfulness of past, present or future building use, operations, or other matters. If granted by the Local Planning Authority (LPA), the certificate signifies that enforcement action cannot be carried out against the development referred to in the certificate. However, the certificate will not protect from enforcement action by the planning authority if the specified use is then changed ‘materially’ without a planning application for it.
A successful application for an LDC is not a replacement for planning permission. Planning permission must still be acquired separately for any development or use which is not covered by an LDC.

Change of Use application
A Change of Use Application is submitted to change the use of an existing building from one planning class to another, for example from Class E, a retail shop or restaurant to a sui generis use. Many changes are permitted development or require some form of prior approval or notification.
